Example 1 · The Annex semi-detached

Property: 3-bed, 2-bath semi-detached on Brunswick Ave · 1,650 sqft above grade · single car parking · finished basement · renovated kitchen, original 1920s details intact.

Recent comparables: Three sales within 0.4 km in the past 90 days · $1.92M, $2.08M, $1.85M.

Strategy: Listed at $1.79M — intentionally 8% under the comparable median to invite multiple-offer dynamics. Held offers for 7 days, generated 4 firm offers, sold at $2.05M (14.5% over list).

Example 2 · The Yorkville condo

Property: 1+den condo at Cumberland & Bay · 720 sqft · 14th floor · west view · 1 parking · 1 locker · building maintenance fee $0.78/sqft.

Recent comparables: Same-stack units sold for $845K, $828K, $872K in past 60 days.

Strategy: Listed at $849K — directly at the median. With four similar units showing in the building, the under-listing strategy doesn’t pay (buyers compare to closed sales, not to list). Sold at $852K within 12 days, no bidding war.

Example 3 · The Roncesvalles detached

Property: 4-bed, 3-bath detached on Sorauren Ave · 2,400 sqft · 30′ × 130′ lot · detached garage · kitchen renovated in 2022 · roof and furnace under 5 years.

Recent comparables: Three detached sales on the same block: $2.18M, $2.31M, $2.05M.

Strategy: Listed at $2.295M — at-market. Property had specific premium features (lot width, no rear-pad parking inconvenience) that didn’t justify under-listing. Sold conditionally on inspection at $2.27M after 21 days.
