1. We confirm you’re not already in a Buyer Representation Agreement

Under Ontario’s TRESA rules, real estate agents can’t solicit buyers who are already under a BRA with another agent. We ask first because it’s both the law and the right thing to do.

2. We narrow your criteria together (15-min call)

Most buyers come in with a budget that doesn’t match Ontario stress test reality. We work backward from your actual pre-approval to identify the realistic price band + 3 high-fit neighbourhoods.

3. We send you matches the day listings hit MLS

Not auto-blasts. Curated — we look at every match against your criteria + give you our honest take on each one (overpriced, fairly priced, hidden gem).

4. You decide if you want to view, write an offer, or pass

No pressure to view every match. Most clients see 8-15 properties before writing an offer. We’re patient.

5. We negotiate hard when you find the one

Pre-inspect when possible. Multi-offer strategy when it’s a hot property. Conditional terms that protect you.
